How this calculator works & what it leaves out

Renovation mortgage = current mortgage + renovation budget − savings used. Moving mortgage = purchase price + buying costs − net sale proceeds − savings used. Net sale proceeds = sale price − existing mortgage − agent commission. Negative proceeds add to funding required.

Both options use the same rate and loan term. Debt cannot go below zero; surplus funds remain as cash. Equity is property value less debt. Potential equity at 80% LVR is a mathematical estimate, not confirmation that you can borrow it.

This assumes you sell before buying. Bridging costs, construction-stage interest, lenders mortgage insurance, foreign buyer duty, tax, grants and special concessions are excluded. Renovation value is your estimate, not a valuation. Mortgage registration and property transfer fees are calculated automatically for one standard title transfer and one new mortgage. Electronic fees are used where available. Purchase price is assumed to equal the value used to assess transfer fees. Multi-title purchases, easements, exemptions, mortgage discharges and electronic settlement provider charges are excluded. Queensland duty assumes purchase price equals dutiable value; other states require your quoted duty.

Queensland home concession rates · Queensland general duty rates. Checked 7 October 2026.

Registry fee schedules checked 7 October 2026: QLD · NSW · VIC · WA · SA · TAS · ACT · NT. Fees are estimates using these published schedules; schedules need updating when registry fees change.

General estimates only. This is not a loan approval or a valuation. Actual costs, rates and lending requirements depend on your circumstances.
